A mixed-use building featuring 343 residential units, 3 restaurants, a parking deck, rehearsal spaces, classrooms, offices for NJCU’s arts programs, a 490-seat theater, a 100-seat recital hall, and dance studios. The project totals 374,246 GSF, with an adjacent 72,315 GSF open parking garage.

Scope of Work: Structural Concrete, Site Concrete, Structural Steel.

Estimation Review: The estimator reviewed the unique mix of theater, classroom, and residential structures to prepare a precise cost plan.

Scope Clarifications: RFIs addressed acoustic isolation requirements and stage structural loads.

Strategic Execution: We broke down the project into foundations, parking deck, theater structure, and residential tower for systematic estimation.

Tools & Process: With the use of On-Screen Takeoff and Quick Bid, we compiled a proposal with detailed inclusions/exclusions per division, ensuring GC clarity and boosting bid confidence.
